Why a stock door rarely fits the opening you actually have
An old sectional that sags in the middle, leaks winter air around the edges and makes the opener strain is not asking for another repair. It is a door at the end of its life, and the next one should be chosen for the opening it will hang in.
That is where catalog shopping goes wrong. Garages around the Yakima Valley vary a lot: older buildings with shallow headroom, additions framed slightly out of square, carriage style doors that need real room for the track. A customer who replaced an old broken down door put it plainly in a Google review: every door is custom-made to fit the application.
The styles we sell cover most homes. Carriage house doors come with or without windows. Raised panel is the classic sectional look. Full view glass doors are built with strong aluminum framing and tempered glass panels, and the glass can be insulated to help regulate the temperature inside. Insulated steel doors are another option for homes that want strength without the carriage look.

From the showroom wall to a measured, ordered door
Start at the showroom, at the shop on North 6th Avenue in Yakima. A wall of full-height door sections hangs side by side, in wood-grain, black, white and tan, with window inserts, so you can judge color and panel style in daylight instead of on a screen. The doors we show are from Amarr, and Amarr's online Door Builder lets you try combinations at home before you come in. The office is open Monday through Thursday from 8:00 to 4:30 and Friday until 4:00.
Next, someone comes to your house and measures. That means the rough opening, the headroom above it, the side room and track clearance, and whether your current opener will work with the new door. One customer wrote that the person who measured knew exactly what he had to work with, given an old broken down door.
A custom door is built to those numbers, so it takes time. The same customer reported about six weeks from measurement to installation. When the crew arrives they remove and haul away the old door, set the tracks plumb and level, install torsion springs, cables and rollers, balance the system so the opener is not overworked, and run a safety test before they leave. Most installs wrap up the same day, assuming standard framing and opener compatibility.
Chapter 03
After the door is up: insulation, keypad and yearly service
Steel with polyurethane insulation offers strength, efficiency and quieter operation.
Insulation is worth asking about when you choose. One customer said the new door would make working in the garage in winter much nicer, and that the keypad they added was convenient for the whole family. If you want a keypad, a new opener or phone control through LiftMaster myQ, it is easiest to settle that while the door is being ordered.
Once it is hanging, plan on a service visit at least once a year. Springs, cables, rollers and safety sensors are the parts that wear first, and a short check keeps a new door running the way it did on installation day.
